Pompano Beach – SoFlo’s Hotspot! There’s so much to see and do in Pompano Beach.  This is my favorite fun destination for so many reasons.  Real estate in Pompano is in such strong demand.  Who wouldn’t want to live in one of the most up and coming areas in South Florida!

Why is this area so up and coming?  

Let’s start with the basics.  It’s a laid back, beachy place filled with locals that love their town.  They welcome tourists like their own.  It’s that sense of community that fills the streets, beaches and neighborhoods with a unique sense of oneness making Pompano Beach a South Florida hotspot!

Dining attractions

If you are fortunate enough to live east of U.S. 1 (Federal Highway), the walkability score is great.  Some of my favorite places are the Lucky Fish next to the fishing pier.  Its a great outdoor huge tiki bar with exterior oceanfront tables with entertainment, fantastic cocktails, frozen drinks, great beer selection, wine on tap and a nice menu of casual food.  My favorite, (amongst several) is the Mediterranean Chicken Wrap.  The menu can be found at www.luckyfishpompano.com

Next door, the adjacent Oceanic (same owner) has a great trendy vibe that caters to a more sophisticated menu and indoor dining, as well as an open patio.  This is a great place for private parties and special occasions, too!   Also, oceanfront, the view is incredible.  My fave is the Conch Chowder and the Bacon Blue Burger.  The filet mignon is pretty spectacular, too!  The menu can be found at www.oceanicpompano.com

And next to these two amazing places is the trendy Beach House!  This place, by far, has the best views.  The minute you walk through the front doors is nothing but ocean!  It smacks you right in the face as soon as you enter.  I’m guessing its the height that gives it a more level view of the ocean so that it just has the perfect landscape and view.  When you take the elevator (or stairs) upstairs and enter the 2nd level, woweeeee!  You’re at a whole new level of a spectacular view.  I personally love the stadium style seating on the 2nd floor level.  This place is mid-level menu but the energy on weekends is definitely ideal for partying.  Great loud music and youthful shenanigans upstairs.  Downstairs is definitely more reserved. Briny Pub at the corner of Atlantic Blvd. on the Beach is a great indoor local pub.  This is one of my favorite stomping grounds especially for their spectacular Irish fare.  This is definitely a “local” favorite.  Their menu can be found at www.thebrinyirishpub.com

WALK, TALK AND FISH!

Aside from having the cleanest beach around, the new fishing pier is spectacular.  It’s a whopping 896 feet long!  Taking a long stroll is breathtaking!  There really is no better way to enjoy a nice cup of coffee while having such a scenic view of the expansive beach. Beautiful beach, sunbathers, birds and a lovely landscape of spectacular oceanfront condos.  Off in the distance, you can even see the famous Deerfield Beach Lighthouse!

CASINO AND RACETRACK

This is an exciting combined casino and live harness track to visit.  I’ve recently read that they are planning to expand and add a hotel to its property.  That’s a much needed complement to the property that I’m very much looking forward to.  You can visit the site at www.islepompanopark.com

FESTIVAL FLEA MARKET

This is a great indoor flea market that boasts over 250 shops and is 1/4 mile long.  I’ve gotten so many incredible bargains over the years.  I can’t think of anything you can’t get there.  Some of my great bargains have been clothing, shoes, sunglasses, iphone screen repair, excellent hair care products.  The antique shop there is a treasure trove of spectacular finds.  This is a great place to visit especially on rainy days.  Their website is www.shopfestival.com

Pompano Beach is Florida’s Hotspot! There’s an amphitheater, outdoor festivities, festivals and concerts.  It doesn’t get any better than this!  I love Pompano Beach!

REAL ESTATE IN MARGATE, FL

Customers often ask me about purchasing or renting a home in Margate, Florida.  As a real estate professional, I’ve also lived here many, many years so I consider myself a good authority and expert on the subject.  As a successful real estate professional agent, broker and industry leader for 20 years, I’ve assisted numerous buyers, sellers and renters achieve their real estate dreams all over South Florida and, in particular, here in Margate.  

I often describe Margate as a professional, as well as blue-collar town that also caters to active senior citizen living.  Additionally, Margate Real Estate has a variety of homes that cater to starter families and is often more affordable than some of its surrounding neighbors in Coconut Creek, Coral Springs and Parkland.  

Margate has beautiful, well-maintained older homes built in the 60’s and 70’s that are priced on average around $300,000 to $400,000.  Many of those homes include 15×30 private inground swimming pools!  Average lot sizes are approximately 7,000 square feet and some lots are much, much larger.  The newer homes in Northern Margate neighborhoods built in the latter 80’s and 90’s are a bit pricier and prices depend on the amenities and if it is a gated community.  Average starting prices exceed $400,000.  

There are plenty of senior community condominium options (one and two bedrooms) that are in golf course communities.  The two-bedroom units that are upgraded are on average $125,000 – $150,000 There’s even a lovely development of 55+ single family homes in Paradise Gardens that are incredibly affordable.  There are several subdivisions to choose from.  They range from 2-bedroom with one or two bathrooms and there are some beautiful models to choose from.  The average prices on those are in the $200-$300,000 range.  Some have carports and others have garages.  The monthly maintenance fees on these homes, in my humble opinion, are incredibly affordable.  Maintenance even includes painting of the exterior of the home every three years!  That’s Margate Real Estate!

Margate also has some very beautiful waterways with access to the C14 canal. Margate has over 100 miles of navigating canals that connect to south Coconut Creek and borders south Coral Springs and Tamarac!  That’s pretty amazing!  Fabulous boating and fishing opportunities for everyone. Margate is a quick 8-mile ride to the beach and beautiful Atlantic Ocean. 

Shopping and dining are also a great feature of this local Broward County community and the oftentimes-quaint, small-town vibe.  Strip malls that feature local mom and pop shops are a must for locals.  Outdoor music fests and artisan goods for sale are always on the city calendar.  

Margate is located between Fort Lauderdale and Boca Raton which is only 5 miles away!  It might also be important to mention just how close we are to some major casinos!
